New 5,000 square foot retail / dental services building incorporated into a larger commercial retail center located in Federal Way. Due to the siting, limited access and stringent storm water management, extensive site planning and coordination with the City of Federal Way was required. Design review through the City of Federal Way helped to shape the elevations and modulation of the exterior. The masonry and plaster exterior was designed to reduce a monolithic shell by using a variety of materials that work together to provide a building that is scaled for its environment while working within a limited budget. Site planning included providing a drive through for the retail tenant while integrating with the existing vehicle circulation and a number of jurisdictional and site specific requirements. As part of the shell and core, accommodations for the new tenants was incorporated during the design and construction phases which included plumbing, mechanical and electrical systems.
